A resale package, also known as an HOA resale package, is a collection of documents provided to a buyer when purchasing a property within a homeowners association (HOA). This package ensures transparency about the property, the HOA, and the seller's financial standing with the association. It's crucial for both buyers and sellers to understand its contents and implications.

What is in a HOA Resale Package?

Each buyer agent/title company may vary in what they ask for on behalf of the new owner but usually request a combination or all of the following:

  1. Standard Questionaire - details of what HOA's dues are, how often, and other details of what is included.
  2. Home "in-good-standing" Verification - confirmation the Home is all paid up and has no liens on it.
  3. HOA's Financial Standing - disclosure the spending and reserve are good and healthy for the HOA.
  4. Last Homeowner Meeting Minutes
  5. The "Articles of Incorporation" - our Articles as shown on our website but in PDF form
  6. The "Declaration of Covenants" - our Covenants as shown on our website but in PDF form
  7. Proof of Insurance - a certificate showing HOA is covered in the event of the unforeseen.
