What does Landscaper Do?


Rules Binding Landscaping

In accordance with rules passed by Homeowners in April 2025 Vote, to keep costs down, landscaping by the Board must adhere to the following:

  1. Mowing shall occur no sooner than every 2 weeks.
  2. Edging shall occur no sooner than every 4 weeks.
  3. No mowing/edging may start before April 1.
  4. No mowing/edging may occur after November 10.
  5. No period of mowing/edging shall span longer than 32 weeks or 216 days in any given year (ex. April 7 to November 7 if Monday was the day of choice for the landscaper).

Permitted Exception: If grass gets 9 inches or taller and HOA needs to act to prevent a fine by county for grass located on a Common Area (occurs at 12 inches), Board may greenlight the expense of additional mowing that would otherwise violate this statute.


Additionally, although not a rule, it was requested by Homeowners in March 2025 meeting that Board not pay for what should be paid for by the county. Board should avoid using the Association's funds (the Homeowner dues) to mow/edge the county land and supplement their own obligations. Instead, community or Board should find out the best way to request servicing from the county (ex. alongside Severn Rd) and/or report if it goes a while without being serviced.


How a Vendor is decided?

Summary:

  1. Landscapers submit bids
  2. Board reviews bids and elects winner
  3. Contract signed
